Mumbai’s Top 10 Luxury Projects Clock ₹3,815 Crore Sales
A relatively small group of residential developments is capturing a significant share of Mumbai’s luxury housing market.
The top 10 projects generated approximately ₹3,815 crore of registered transactions in the ₹5 crore-plus category during April-June 2026.
Godrej Trilogy Seafront topped the project rankings with ₹799 crore across 37 registrations. Oberoi Elysian recorded ₹488 crore, while 25 Downtown generated ₹452 crore.
The numbers also reveal two different luxury sales models.
Some developments are generating high transaction values through relatively larger volumes. Others are recording enormous ticket sizes from only a handful of deals.
Naman Xana is the clearest example. Just two registrations generated approximately ₹294 crore, resulting in an average transaction value of around ₹147 crore.
Oberoi Sky City, meanwhile, recorded the highest volume among the top 10 projects with 42 transactions, demonstrating a broader ₹5 crore-plus buyer base.
For developers and brokers, this shows that Mumbai’s luxury market cannot be treated as a single segment. A ₹6-10 crore buyer behaves very differently from a buyer considering residences above ₹50 crore.
