686-Unit Kurla Redevelopment Scrutiny
The 8.5-acre Taximen Colony redevelopment in Kurla is facing scrutiny following allegations concerning society records and developer selection.

A major society redevelopment opportunity in Kurla has come under scrutiny following complaints from a section of residents over the process surrounding the project.

Bombay Taximen Cooperative Housing Society occupies approximately 8.5 acres on LBS Marg and contains 686 residential and commercial tenements across 29 wings.

Residents have raised allegations concerning the developer-selection process, signatures and society records. Various authorities are examining the complaints.

At this stage, these remain allegations under inquiry rather than established findings.

For developers and redevelopment consultants, the case illustrates the execution risk involved in large cooperative housing projects.

Commercial feasibility alone is not enough. Member consent, properly conducted meetings, transparent bidding, accurate documentation and compliance with cooperative housing procedures can determine whether a redevelopment progresses smoothly or becomes caught in disputes.

With Mumbai increasingly dependent on redevelopment for new housing supply, governance at the society level is becoming an increasingly important part of project due diligence.

Sandeep Sadh’s Take:

“A valuable land parcel does not automatically make a successful redevelopment. The strongest projects are those where commercial feasibility and society governance are equally strong.”
