Mumbai ₹5 Crore-Plus Home Sales Reach ₹14,903 Crore in Q1 FY27
Mumbai recorded ₹14,903 crore worth of residential transactions in the ₹5 crore-plus segment during April-June 2026.
A total of 1,499 homes were registered during the quarter, translating into approximately 16 transactions every day. The average ticket size stood at around ₹9.9 crore.
For developers and brokers, the numbers indicate considerable transaction depth in Mumbai's premium residential market.
The opportunity is also becoming geographically wider. While established luxury markets continue to attract high-value transactions, redevelopment and premium projects in other parts of Mumbai are creating additional ₹5 crore-plus inventory.
This changes how the luxury market needs to be viewed. Buyers at this price point can increasingly compare projects across multiple micro-markets rather than limiting their search to a handful of traditional premium addresses.
For brokers, understanding the differences between new launches, redevelopment inventory and high-quality resale homes becomes increasingly important as the segment expands.
Sandeep Sadh's Take:
“The luxury buyer now has substantially more choice across Mumbai. For brokers and developers, simply being premium is no longer enough—the product, location and pricing have to justify the premium.”
