Metro 13 Gets ₹17,725 Crore Approval for Mira-Bhayandar–Virar Route
The approval of the ₹17,724.99 crore Metro Line 13 creates a new transport corridor across the northern western suburbs of the Mumbai Metropolitan Region.
The 25.03 km route will connect Mira-Bhayandar with Vasai-Virar through 16 stations. Of the total alignment, 21.78 km will be elevated and 3.25 km underground.
For developers and brokers, the important real-estate angle is the integration of multiple residential micro-markets rather than simply the addition of another metro line.
Mira Road, Bhayandar, Vasai, Naigaon, Nalasopara and Virar represent different price points and housing markets. Improved connectivity between them can influence buyer search patterns, project positioning and the attractiveness of locations around future stations.
The corridor will also integrate with Metro Line 9 and connect with suburban railway stations at Naigaon, Nalasopara and Virar, strengthening multimodal connectivity.
For property professionals, station locations and last-mile access will ultimately matter more than distance from the metro corridor itself when evaluating individual projects.
Key takeaway: Metro 13 could create a more connected residential corridor across the Mira-Bhayandar and Vasai-Virar markets, with station-level accessibility becoming an important factor for future projects.
