Rustomjee Adds ₹2,196 Crore Mumbai Projects
Keystone Realtors, the Mumbai developer operating under the Rustomjee brand, recorded its highest-ever quarterly pre-sales of ₹1,423 crore during July–September 2026.
The figure represents an 84% increase over ₹772 crore reported in Q2 FY26, supported by sales across its luxury and premium residential portfolio.
The total area sold increased 31%, from approximately 5 lakh sq ft to 6.5 lakh sq ft.
For Mumbai's broker network, the figures highlight the sales activity generated by established developers with multiple projects across different price segments.
Two Projects Expand the Development Pipeline
Rustomjee introduced two developments during the quarter, adding approximately 5.4 lakh sq ft of saleable area and an estimated combined GDV of ₹2,196 crore.
Rustomjee Ozone Skye, Malad West, strengthens the company's residential presence in Mumbai's western suburbs.
Meanwhile, 25HQ, Prabhadevi, is a commercial development that broadens the developer's portfolio beyond residential properties. Construction commenced on this project during the quarter.
The two additions create separate opportunities across residential sales and commercial property markets.
First-Half Sales Reach ₹2,041 Crore
Keystone Realtors reported H1 FY27 pre-sales of ₹2,041 crore, compared with ₹1,839 crore in the corresponding period last year.
This represents approximately 11% growth across the six-month period.
The company achieved around 41% of its full-year FY27 pre-sales guidance during the first half.
However, collections declined during Q2 FY27 to approximately ₹541 crore from ₹669 crore a year earlier, indicating that sales bookings and cash collections followed different trends.
Redevelopment Remains a Core Strategy
Mumbai redevelopment continues to be an important component of Keystone Realtors' expansion strategy.
The developer is focused on acquiring opportunities, introducing new projects and maintaining its construction pipeline in established urban locations.
During the September quarter, the company also completed three RERA projects, representing approximately 1.32 million sq ft of construction area, ahead of their registered completion schedules.
For channel partners, the combination of new launches, existing inventory and project completion creates multiple opportunities for client engagement.
