Mumbai Records 12,503 Property Registrations in August 2026
Mumbai property registrations rose 11% year-on-year in August 2026, while stamp duty revenue increased 12% to ₹1,123 crore.

Mumbai's real estate market is projected to have recorded 12,503 property registrations in August 2026, marking an 11% increase over the same month last year.

The performance represents the city's highest August registration tally in more than 14 years, according to an analysis by Knight Frank India based on Maharashtra Department of Registrations and Stamps data.

In August 2025, Mumbai had registered 11,230 properties.

The growth in transaction activity was accompanied by higher government revenue. Stamp duty collections are projected at approximately ₹1,123 crore, representing a 12% increase from ₹1,000 crore collected during August 2025.

Sequentially, however, activity moderated.

July 2026 had recorded 13,824 registrations and approximately ₹1,255 crore in stamp duty revenue. Compared with those levels, August registrations declined around 10%, while stamp duty collections fell approximately 11%.

The annual comparison nevertheless indicates continued buyer participation in India's most expensive residential property market.

Between January and August 2026, Mumbai registered 106,659 properties compared with 99,860 during the corresponding period of 2025. Stamp duty revenue during the eight-month period increased from ₹8,853 crore to ₹9,355 crore.

The combination of higher registrations and higher stamp duty collections indicates sustained transaction activity despite elevated residential prices across several Mumbai micro-markets.

“Registration numbers are one of the clearest indicators of actual transaction activity. The fact that Mumbai is ahead of last year's levels despite high prices suggests that serious end-user and investor demand remains active across the city.”
