Lodha, NITCO Plan ₹4,500 Crore Alibaug Project
A new 40-acre luxury real estate development is being planned in Alibaug with an investment of approximately ₹1,000 crore.
House of Abhinandan Lodha has entered into a joint development arrangement with NITCO and its real estate arm for land parcels located at Thal and Lonare in Raigad.
The project is planned as a premium mixed-use destination comprising luxury apartments, high-end townhouses and hospitality.
A boutique luxury hotel proposed under the Miros brand will form part of the development.
The project is estimated to generate combined revenue of approximately ₹4,500 crore over five years. Of this, around ₹3,000 crore is expected to accrue to HoABL and ₹1,500 crore to NITCO.
Development is expected to take place in phases, while further information regarding individual configurations and timelines is yet to be announced.
The transaction remains subject to statutory approvals, fulfilment of applicable conditions and execution of definitive agreements.
The scale of the development is significant for Alibaug's property market. Larger organised developments can broaden the area's housing options beyond conventional plots and independent second homes.
The addition of apartments, townhouses and hospitality within a single development also reflects an attempt to create year-round lifestyle destinations rather than properties used only occasionally.
