Raymond Lines Up ₹4,100 Crore Mahim JDA Pipeline
Raymond Realty is preparing to activate two major joint development agreement projects in Mahim, representing a combined gross development value of more than ₹4,100 crore.
The developments form part of the company's FY27 launch pipeline in the Mumbai Metropolitan Region.
One project carries an estimated ₹1,800 crore GDV, with approximately 0.41 million sq ft of RERA area.
The second represents approximately ₹2,300 crore GDV and 0.39 million sq ft of RERA area.
Together, Raymond's Mahim pipeline accounts for around 800,000 sq ft of RERA area.
JDA Model Expands Mumbai Presence
Joint development agreements have become an increasingly important expansion route for organised developers in Mumbai.
Instead of acquiring expensive land outright, developers can partner with landowners or societies and deploy capital primarily towards approvals, construction, marketing and execution.
For landowners, partnerships with established developers can provide access to branding, sales capabilities and project execution without independently developing the property.
Raymond Realty's Mahim pipeline demonstrates the scale that individual JDA opportunities can now generate in established Mumbai locations.
₹902 Crore Sold Without New Launch
Raymond Realty's existing portfolio also delivered strong sales during Q2 FY27.
The company recorded ₹902 crore in pre-sales, up 98% year-on-year, despite launching no new projects during the quarter.
Collections rose 67% to ₹682 crore.
Growth was driven by sustenance sales from its existing Address by GS portfolio along with steady price realisation.
₹4,100 Crore Pipeline Could Drive Next Phase
The two Mahim launches will be important contributors to Raymond Realty's next phase of growth in MMR.
The company continues to target approximately 20% year-on-year pre-sales growth for FY27.
For Mumbai's developer and broker ecosystem, the Mahim projects will be worth watching once configurations, inventory, pricing and launch schedules are disclosed.
