Everything you see on PROPi (listings, requirements, prices, areas, availability, photos, contact numbers, matches, counts and market reports) comes from property advisors' posts, WhatsApp groups and public records. It is read and organised by software, including AI.

• We don't verify it. PROPi does not check posts before they appear.
• We don't guarantee it. Information may be wrong, incomplete or out of date: a property may already be sold or rented, a number may not work, a figure may be misread.
• Figures are estimates. Counts, trends and prices describe the posts we receive, not the whole market.
• It is not advice. Nothing here is legal, financial, tax, investment or valuation advice.
• Check before you act. Confirm title, RERA, approvals, price and availability yourself before any deal.

About PROPi

PROPi (propi.in), operated by Mumbai Property Exchange, is a business service provider and technology platform for real-estate professionals. PROPi is not a party to any transaction between members, does not act as anyone's agent in those transactions, and takes no share of brokerage on them.

Content is the poster's, not PROPi's

Listings, requirements, prices, availability, photos and contact numbers on PROPi are posted by members, shared in PROPi Community and broker WhatsApp groups, or taken from public records. PROPi does not verify them. Every statement, price, promise or representation in a post, or made by one person to another, is made by that person alone and is their responsibility — not PROPi's.

Wrong numbers

Wrong, outdated, switched-off or unanswered numbers are a known problem across the property industry. Each number on PROPi is the one the poster gave in their own post. PROPi does not control it and is not responsible for it. A connect is used when the number opens. Report a wrong number from My connects and our office will check the source and remove repeat offenders.

No guarantee that information is correct

PROPi provides all information "as is" and "as available", without any warranty. We do not guarantee that any listing, requirement, price, area, configuration, availability, building or location detail, contact number, RERA summary, match, count, statistic, price trend or market report is correct, complete or current.

• Automated processing can make mistakes. Posts are read and structured by software, including AI, which can misread a price, area, configuration, building or locality, or attach a detail to the wrong post.
• Posts go out of date. A property may already be sold, rented or withdrawn, or a requirement already closed, before it leaves the platform.
• Figures are indicative. Counts, demand and supply, medians and trends are estimates built from the posts we receive, not a survey of the whole market.
• Public records may lag. RERA and other public data are shown as published by their source and may be incomplete or outdated.
• No uptime promise. The website, app and WhatsApp assistant may be unavailable, delayed or interrupted at times.

Check title, RERA registration, approvals, price and availability yourself before any deal. Nothing on PROPi — including market research, price trends and RERA summaries — is legal, financial, tax, investment or valuation advice.

Limitation of liability

Project, developer and other names are used only to identify them and belong to their owners.
